The trust can also be a member of the LLC, and own 98% of it. The mortgage lender wouldn’t care whether the trust or the LLC is the source of the payments. If the LLC is the entity that can show the income, the let the LLC qualify for the loan and make the payments on behalf of the trust. But the house would be much more protected if the trust is the owner of it.
